Application Process

Applications must be filled out completely and are considered in the order they are received. 

Please call or email us before submitting an application. We recommend that you view a property before submitting an application. If you are unable to view the property yourself, we recommend having someone view it for you. 

  • Our thorough screening process includes a criminal and credit check as well as verification of rental and employment references.

  • If negative information is found in any category, the application is subject to denial. 
  • All applicants processed by Pearl Property Management will be treated equally.
  • Each person 18 years of age or older must complete and sign an application.
  • All financially responsible applicants over the age of 18 must pay a non-refundable processing fee of $45.
  • To be processed and considered, all applicants must submit one of the following pieces of identification:
    • Evidence of Social Security Number (SSN Card)
    • Valid Permanent Resident Card
    • Immigrant Visa
    • Individual Taxpayer Identification Number (TIN)
    • Non-Immigrant Visa
    • Any government issued identification regardless of expiration date
    • Any non-governmental identification or combination of identifications that would permit a reasonable verification of identity

First month’s rent, security deposit, building move fees and proof of renters insurance are required prior to all move-ins.

Request Maintenance or Pay Rent

Your portal can be used to make online payments and submit maintenance requests.  All  maintenance requests must be made in the Portal or they will not be accepted.  Do not text, email, or call our offices (unless for emergencies such as fire, flood, or imminent property damage.)  This ensures that we have a written record of the request and we know the work has been completed.

  • Pay from your bank account for free or credit card with a one-time processing fee
  • Make a one time rent payment

  • Review payment history

  • Sign up for payment reminders

Maintenance Requests
  • For non-emergency maintenance issues, please submit a request through your portal. We will contact you via email to schedule service.  Requests will not be answered if by email, text, or phone.
  • For emergency maintenance issues (fire, flood, imminent harm to property,) please call 503-224-2255 ASAP. If we do not answer, please leave a voicemail and we will receive an alert notifying us of the voicemail.
